Is it worth building a prefabricated house?

Traditional house construction usually takes many months and absorbs budgets that we did not dream of when we started this process. Many families in Poland face the problems of construction projects that have already been started and the lack of funds to complete them on a daily basis. Financial effort, many months of sacrifice, frustration, lack of time for private life, due to constant "supervision" of the construction, getting rid of assets - these turn out to be a drop in the ocean and often tip the cup of bitterness. There are irreversible decisions to sell the unfinished construction of the dream house. It does not have to be this way. It is worth using "old", proven, slightly modernized solutions in the form of building a house from prefabricated wooden elements.

  1. FINANCIAL PLAN
    We have built many houses and in our opinion the basis, the starting point of every investment should be budgeting. This applies to both the implementation of an individual project and the implementation of any investment (e.g. for rental purposes). Only thanks to a precise cost estimate, verified by current prices from stores, can you gain relative control over the construction process. Did you know that 70% of unfinished constructions of single-family houses (and consequently later - nervous sales) are responsible for the lack of funds resulting from the lack of financial discipline?
    Of course, we have no influence on price increases, but the problem could often be avoided if the budget had been correctly estimated at the beginning. A hole in the budget of several thousand is not the fault of price increases but of optimistic assumptions that you made when starting construction. The worst "sin" committed by Investors is drawing knowledge from calculators and estimated valuations of portals, which are often based solely on average, indicative values ​​from the Central Statistical Office and have nothing to do with the actual prices, for example in construction supermarkets, which clearly provide both gross prices and the price per square meter of material.

Today we primarily use structural wood, which is chamber-dried in special machines, four-sided planed with beveled edges, does not require impregnation. It has a C24 strength class and its moisture content does not exceed 18%. KvH type wood is also often used. These are wooden elements made of shorter sections joined with glue using so-called micro-joints. Structural elements that are subject to strict certification are laser-cut on machines set by computers and construction designs are "drawn" and calculated not on a piece of paper but by infallible software. Elements of a prefabricated house arrive at the Investor's premises as ready-made, entire walls, often with windows inserted.
