“I want to build a small house, but how much does it really cost?”

This is one of the most common questions investors ask—and one of the most confusing. Online, you can find offers starting at PLN 1,700/m²... but upon closer inspection, it turns out they're shells, with no windows, roof, or interior.

In this article, I show the real costs of a 70 m² prefabricated house – broken down by technology, standard and heating impact.

🔥 What determines the price of a house?

  • Prefabrication technology – expanded clay is more expensive to produce, but more durable

  • Heating system – heat pump + underfloor heating costs +20–30 thousand PLN

  • Degree of finishing – e.g. panels vs. microcement, sanitary facilities, joinery

  • Assembly and logistics – location, access, crane

  • Design – individual or catalog, with or without adaptation

💡 The cheapest turnkey house with electric heating can be up to PLN 25,000 cheaper than one with a heat pump.

Is it possible to build a 70 m² house for PLN 200,000?
It's possible – in a shell state, with a very simple design and a cheap foundation. But not turnkey.

Will a 70 m² house fit under the “on notification” law?
Yes – but only if you meet the conditions: 1 house on the plot, up to 70 m² of development, single-family housing, no services, compliance with development conditions or local zoning plan.

What about VAT?
If you're buying as an individual, you'll pay 8% VAT for the full service (materials + assembly). If you're buying just the prefab, you'll pay 23%.
