From dream to assembly – this is what prefabrication looks like in practice

A prefabricated house doesn't happen overnight, but the process can take just a few weeks —provided you plan it well. In this article, I'll show you exactly what building a prefabricated house looks like, step by step—from the investor's perspective.


🔟 10 stages of building a prefabricated house

1. Selecting a plot

Start with a plot of land – ideally with electricity and planning permission (WZ or MPZP). Check road access, land use, and local regulations.

2. Selection of design and technology

You can choose a catalog design or a custom one. At this stage, you also decide: wood, expanded clay, or another technology? Flat or pitched roof? Attic?

3. Prefabrication pricing and contract signing

You'll receive a quote broken down by stage: prefabrication, assembly, transport, shell, developer, and turnkey. Note: some companies don't provide everything – ask for details!

4. Formalities and notifications/permits

For houses up to 70 m² it is possible to build "on notification", but the formalities still apply (map, notification, construction log, etc.).

5. Construction of the foundation

The most common foundation used is a slab – quick, stable, and prefabricated. Cost depends on the soil, reinforcement, insulation, and labor.

6. Production of house elements

Walls, ceilings, and roofs are manufactured in a factory according to the design. This takes 4–8 weeks. During this time, you prepare the plot and the foundation.

7. Transport and assembly of prefabricated elements

The house "arrives" at the site. Assembly can take 2 to 5 business days. Transportation, crane, and logistics must be planned in advance.

8. Closing of the shell

Once the house is assembled, windows, doors, and a roof are installed—this is called the closed shell stage. Some companies end their cooperation at this stage—with us, you can move forward.

9. Developer or turnkey finish

Plumbing, heating, flooring, bathroom, painting – everything that makes a home ready to move in. You choose the standard and materials.

10. Acceptance of the house and moving in

Finally, you check compliance with the contract, take delivery of the house, and you can start arranging the garden, terrace, and... living in peace.
