Is investing in holiday properties in Poland profitable?
The pandemic has changed the rental market quite a lot. It is true that more and more people are spending time abroad, but domestic trips constitute the largest percentage of holiday trips. According to statistical data from the Central Statistical Office "Tourism in 2020", 18.8 million tourists used tourist facilities throughout 2020. The number of overnight stays provided to tourists in 2020 amounted to 54 million, including 6.7 million provided to foreign tourists. The largest number of overnight stays was recorded in the following voivodeships: West Pomeranian, Lesser Poland and Pomeranian. Per 100 residents, the largest number of tourists used overnight stays in 2020 in the West Pomeranian voivodeship.
There is a growing interest in accommodations with less than 10 rooms, agritourism places experienced a boom in the 2020 season and due to the ongoing pandemic - it seems that intimate locations will continue to gain importance. More and more Poles are eager to use holiday homes, as evidenced by the unwavering popularity of the Slowhop platform, which records up to 550 thousand visits to the website per month. Holiday homes have become competition for hotels, because in times of sanitary restrictions, they are the only alternative to crowded resorts.
What should you pay attention to when choosing a property?
- Of course, location is always the most important factor. It is constantly the most important factor in the success of our investment. Statistics show that the highest occupancy is achieved by properties located in locations considered year-round and located near the beach, mountains, tourist trails, attractions. The location of the property itself is also important: the view from the windows, the surroundings, nice neighborhood.
- The second element is the range of services that the Client can use during bad weather, including in the property itself, therefore the quality/standard of the equipment and the range of services inside are important.
- Rate of return on investment. Condo hotel offers guarantee a fixed rate of return of 6-10%, however, from this percentage you have to deduct operator costs, service charges, repair costs and tax. You can consider renting the property privately, but this task is absorbing and requires constant involvement of the landlord.
A year-round recreational home is an interesting alternative for people who want their own place, where they can spend weekends and holidays and use it at any time without restrictions and a rigidly defined calendar of "owner stays". In such a case, the investor has greater freedom of decision, starting from the interior furnishing, setting the amount of service costs and the amount of rent. Owners of surplus capital can fulfill their dream of owning a recreational property, thanks to the offer of Domki Marysia - Letnisko Machowinko.
- Location advantages: Machowinko, located between Ustka and Rowy. The investment area of approximately 5,000 sq m has been divided into 16 units, each of which is located on a 300 sq m plot. Some of the houses have direct exposure from the windows to the beech and pine forest, which borders the dunes and the beach in Poddąbie. The area obtained conditions for connections to utilities such as sewage, water and electricity in November 2021. The infrastructure will be built by September 2022.
The plot is also adjacent to the station of the impressive EuroVelo10 cycling route, which is the most interesting in this part of Europe. It runs through the countries of the Baltic Sea basin and is often called the Hanseatic Seaside Trail. In the Pomeranian region, it runs along the Baltic Sea starting from Ustka through Łeba, Puck, Tricity to the eastern border of the Pomeranian Voivodeship.
From Machowinko we can get to Ustka by bike in 30 minutes or to Rowy in the same time. The route takes 10 minutes by car. To sum up:
- The area is surrounded by panoramic space, adjacent to a beautiful beech and pine forest;
- Plots with infrastructure that guarantees maintenance-free access to media;
- A location that allows for relaxation, admiring the charms of nature and at the same time close access to the full, year-round urban and recreational infrastructure in Ustka;
- Proximity to the EuroVelo10 bike station.
- Distance to the uncrowded beach in Poddębie 3.2 km through the forest.
- Modern, intelligent, ecological year-round houses with additional infrastructure. A wooden house in the style of a modern barn fits perfectly into the concept of a Summer House by the Sea. For the convenience of our Clients, we have designed buildings in three variants of area: 50, 70 and 120 sq m. The houses are characterized by spectacular glazing, facades made of larch wood, roofs with integrated photovoltaic systems, thanks to which we obtain additional savings in terms of electricity consumption. The Grenton Smart Home System allows remote management of heating, lighting, sound and building protection functions. Houses built in a full wooden prefabrication system are characterized by energy efficiency and modern styling referring in color to the shades of the earth / Baltic sand and sea. Depending on the taste and aesthetic preferences of the Owners, the interiors can be freely arranged by commissioning the Developer to build a house in the "turnkey" system.
The year-round sauna and jacuzzi complement the offer for those who wish to relax after a day at the beach.
- Rate of return.
Investing in a house in Letnisko Machowinko has a huge financial advantage, due to the small base of this type of accommodation in Pomerania. Even with an average season and occupancy of only 151 nights a year, our average annual rate will be 16%, which, with the simultaneous possibility of flexible use of the property, seems to be an interesting alternative even for long-term rental apartments.
