Is a summer cottage a good investment?
More and more people are becoming interested in investing in real estate. In addition to buying apartments for permanent rent, the popularity of building summer/recreation houses for renting them to tourists is also growing. This is not surprising, after all, for some time now the number of Poles who prefer holidays within our country has been growing, primarily due to the price, but also greater peace and the lack of hordes of tourists.
How much can you earn on a summer cottage?
The earnings from investing in a summer house can be very different. They fluctuate due to various factors, but primarily the place where they are built. The most popular areas are primarily:
- in Masuria - offering beautiful lakes, forests and beaches
- by the sea - the most frequently chosen tourist destination in Poland, the possibility of swimming in the Baltic Sea is of course a big advantage
- in Zakopane - due to the picturesque mountains and numerous attractions, as well as the short distance from Krakow
In these and other frequently visited locations, you can undoubtedly earn more than in a place far from all the attractions (although this type of holiday also has its fans, especially people who want to escape the hustle and bustle of the city and seek peace).
The average price for renting a summer house in a popular area is around PLN 300 per night. Even counting a half-full calendar in the summer season, from the beginning of June to the end of August, you can count on earnings of around PLN 13,000. In addition, you can't forget about students leaving in September, the May Day weekend and ordinary, spontaneous trips out of season.
In addition, if the property is prepared for use in colder temperatures, you can also add the winter season to this. Visitors can be expected in December, January and February, because that is when Christmas and winter holidays fall. A cottage in the mountains, near a ski slope will certainly be a very big advantage in this case. If we calculate even lower occupancy in the winter season, let's say 1/3 of the calendar, then at the same price you can earn about PLN 9 thousand. These calculations show that a 35m2 summer cottage in the right location, available all year round, will earn about PLN 22 thousand with safe calculations. Of course, the better the location, closer to popular attractions and with better access options, the greater the earning potential. For example, owners of such premises near the Baltic Sea boast about a practically full calendar in the summer season. A cottage in a slightly worse location may do a little worse, but it is certainly an investment that will pay off after some time. People who want to take a break from other people, as well as young people, especially students, who just want to spend time in their own company at a low cost, choose places that are located far from important points.
How much does a summer cottage cost?
Is it worth renting a summer house? The price of summer houses depends of course on whether you intend to build them yourself or buy a ready-made one. Building a house is easier because up to 70 square meters it does not even require obtaining a permit. A cheap, small summer house can be built from PLN 190,000. It will be a house of approximately 35 square meters. In the case of choosing a year-round house, where you can spend not only warm days, but also the entire winter, you have to reckon with the cost of around PLN 2.5 thousand per square meter. - possible insurance that will help avoid potential property losses in the event of, for example, a burglary. Prices vary greatly depending on the insurer's offer
- general home care, cleaning, winter maintenance
- repairs in case something gets damaged, which is very possible in the case of wooden houses
However, having a summer house (all year round) also allows you to save a bit, because it is an ideal place to spend a vacation, May Day, holidays or even weekends. Then the accommodation is of course free, so it is worth remembering that this is also a benefit in a sense.
Are holiday homes a good business?
To sum up, investing in a 35m2 summer house seems like a very good business that should pay off after a few seasons. It is worth remembering that in order for the premises to bring the highest possible profits, you need to take care of the appropriate location, often visited by holidaymakers, as well as a relatively high standard. Of course, it is known that this type of house is not a hotel and will not provide luxury, but people who decide to spend their holidays in such a facility are fully aware of this. An additional advantage is, of course, the possibility of spending free holidays there, organizing events, or inviting loved ones, for example, for holidays and other occasions.
